I bought my plot after extensive homework, including a 'pre planning' application to the local authority. What followed was an unprecedented series of law changes and heartbreak trying to resolve my planning application...until I contacted Richard and Vicky at RCC Town Planning. It’s been a long journey but we finally got there! 

Richard has been right at so many turns during the process of our project to get the planning permission we wanted, we couldn't have done it without him and his team.

Richard and his team navigated us through a complex Class Q application, converting a number of steel frame agricultural buildings into dwellings. Once this was approved, we then successfully obtained full planning permission using the Class Q as the fallback position.

After doing a lot of research on planning consultants, we felt Richard Cosker and his team were best placed to help us achieve planning permission for our new build house.

It was a complicated application as the land was classed as agricultural with a Boarding Cattery business running on the site too.

Myself and my family are so grateful to RCC planning consultancy for their incredibly reassuring guidance throughout the whole process of obtaining consent for a prior notice on a Dutch barn for conversion to a dwelling, under Part Q of the planning regulations. Richard and his team at RCC Town planning acted for us to resubmit a planning application for holiday lets in place of a 5 bay new build stable block with planning permission. Unfortunately the application was refused by Wiltshire Council planners. 

Richard recommended going to appeal. During our appeal against the refusal of Planning Permission RCC made the appeal process simple and effective using all there vast experience setting out convincing statements to the Inspectorate which ultimately allowed the appeal and our Planning Permission was granted.

Following work to the perimeter of our Grade II listed property we were informed by Wiltshire Council that we needed planning permission. We applied for retrospective planning permission and engaged RCC to advise us and take the process forward. Thanks to their professionalism, knowledge, expertise and persistence, having been initially objected to, RCC secured permission. We are in no doubt that without RCC we could not have secure a successful outcome.

Having bought the land and used it as an extension of our garden for well over 10 years without any concerns from neighbours or the council, we were quite shocked and upset to be facing a complaint earlier this year. With the welfare of our animals tied up in the success of the applications, the period was very stressful and emotional. Richard and Vicky led us through the process with great care and attention to detail and produced a very high quality set of applications based on sound arguments which was borne out in them being approved at first submission without any concerns raised by the planning officer.

Richard gave us very sound advice from the start as we considered what options were available to us for our redundant single story farm buildings.    He guided us towards the most practical solution given our budgetary constraints and co-ordinated all aspects of the application.   When some inconsistent conditions were proposed by the planning authority, Richard and Jenny showed a robust attitude and after explanations were offered, those conditions were dropped.   We are very appreciative of their work and excited about our diversification.

Following a long neighbourly dispute about the use of our garden outbuilding we engaged Richard to apply for formal permission to use the building as a holiday let.
