South Farm, West Overton
The applicants had tried to obtain planning permission for a second agricultural workers dwelling at their West Overton farm for a family member to live in. The dwelling was to replace a mobile home that had occupied the site for many years however the Council were now threatening enforcement action. The clients had already submitted an application for a permanent dwelling with another consultant but this was withdrawn as the Council intended to refuse the application based on the council’s agricultural advisor’s decision not to support the need for the proposed dwelling.
RCC were asked to examine the proposal and plan a way forward to achieve planning permission. After examining the case it was clear that full details had not been properly addressed such as consideration as to why the proposed dwelling was needed to meet the functional need at South Farm and the circumstances of the wider farm business.
We therefore produced a comprehensive planning statement in support of the new application. Our amended application was re-assessed by the Council’s agricultural consultant who withdrew his objection to the proposed dwelling. The Council’s planning officer subsequently accepted the case submitted in favour of the proposed dwelling and the application was approved.
