Residential testimonials

Mr & Mrs Stainer, Melksham

Richard Cosker’s experience was invaluable to us when we applied for planning permission to replace a derelict cottage with two new dwellings. Our application had been recommended for refusal by the planning officer, Richard represented us at the council planning meeting and his expertise and knowledge enabled our plans to be successful. We would not hesitate to avail ourselves of Richard’s services again and we would highly recommend him.

Oram & Sons, Allington

As clients of RCC Town Planning we were very pleased with the efficiency and expertise that Richard provided for our planning application for an agricultural workers dwelling. Building a new dwelling in the open countryside is not always successful but in our situation, with the services provided by RCC Town Planning we have been successful.

We were recommended the services of RCC Town Planning Consultancy when we wanted to discuss the potential of achieving planning permission for an additional dwelling in the garden of a property we were selling. They advised us that, in our instance, submitting a pre application enquiry to Wiltshire Council would be the most appropriate first step before proceeding with a formal planning application. Richard took care of all of this for us and when we received a positive response to our pre-application enquiry we were able to ask Richard to proceed with the preparation and submission of a formal outline planning application. Again Richard took care of everything for us and kept us up to date with the progress of the application. We subsequently received the planning permission within 5 weeks of submitting the application. We were extremely pleased with the professional advice and friendly service provided by RCC Town Planning Consultancy.

RCC recently prepared a planning application for us to obtain outline permission on a new dwelling in Potterne. From the start of the process to the successful completion, the quality of the service provided by Richard Cosker was of the highest standard. Liaison with ourselves, as clients, and with the various experts was both friendly and highly professional throughout. Of particular note was Richard’s strong local knowledge as well as his numerous and well established contacts with the relevant specialists.

We have no hesitation in recommending RCC to provide highly professional and friendly planning expertise.

Richard Cosker came highly recommended to us as a very competent and personable individual whose planning knowledge was both informative and current with up to date county/national regulations. He guided us through the entire buying/developing process with ease and patience and was invaluable with his suggestions and insight for our new extension getting planning approval from Wiltshire Council. All his work was both efficient and very timely. I would wholeheartedly recommend RCC Town Planning Consultancy to anyone needing planning approval for a new home/project or extension.

We were recommended to contact RCC Town Planning Consultancy when our planning application to building an annexe was refused by the Council. Richard provided open and honest advice on the best way forward and quickly lodged a planning appeal on our behalf. He ensured the best possible case was presented to the Planning Inspector and we were really pleased when the Council’s decision was overturned and our appeal allowed.

Richard Cosker was recommended to us to present our planning application. This was for a difficult scheme that had been refused on previous occasions and we needed expert advice and experience to proceed. The project was represented in all areas by Richard Cosker including the appeal, the service we received was excellent Richard has an in-depth knowledge of planning through his experience within council organisations; this insight is invaluable, as with his confidence in leading the appeal process which is a real test of planning law and skill. The conclusion was that we had our application granted this July. This would not have been possible if we hadn’t used RCC Town Planning Consultancy. The appeal process and exactly how to present our case was handled with absolute detail, and great professionalism. I can only say when entering into this practice of planning and seeking a successful outcome, we would choose an expert every time and that’s very much what we got. Were completely delighted with our planning application and the service was brilliant.

After the years of waiting it was very gratifying that a successful result was achieved with such efficiency. We are very pleased to acknowledge the part that RCC Town Planning Consultancy played in that result.

Richard Cosker was retained by us to sort out an application for change of use of our annex. I am confident that if we had simply applied by ourselves, we would have been turned down, flat. Even when it looked like the permission was likely to be passed but with an extra piece of procedural paperwork, Richard was able to rebuff that challenge, saving us money. Taking all that into context, I think the service was very good – and the fee was worth the investment.
