Our clients had bought this property with the intention making significant changes but the desire was it would be classed as an extension rather than a rebuild, otherwise they would be caught by the complexities of Biodiversity Net Gain. The result was the proposal shown in the extract shown in the gallery.
As can been seen the changes are significant but RCC set out a strong case having regard to the poor appearance of the existing dwelling, which was in the setting of the village conservation area and near to a listed building, and the context of other nearby dwellings.
A delegated approval within the normal 8 weeks was the result.
