The application was for an annex structure in our client's garden and this is something RCC have worked on many times for clients. Whilst the annex structure looks like a building that would need planning permission it actually complies with the requirements of the Caravan Act, as such it is not a building. In addition the use of the annex can be considered ancillary to the main house, so again planning permission isn't required.
These annexes are expensive purchases though and we always advise our clients to attain a certificate of lawfulness from the council formally confirming planning permission isn't required. We have done this many times and were again please to be successful again.
