Our client had previously worked with another agent for a proposed new dwelling in his garden but this had been refused by Wiltshire on the grounds of over development and poor design.  RCC were approached to review the refusal and it was decided that, rather than submit a planning appeal, it was preferable to prepare an amended planning application as we felt this would give us a better chance of success.

The amended layout and design responded much better to the host dwelling and the sites context and as such we felt we had an excellent chance or persuading the council to now support the proposal.  Even though there was support from the Parish Council and from local residents the council dug their heals and and repeated their previous reasons for refusal.  There was therefore no choice but to pursue a planning appeal to the Planning Inspectorate and take the final decision away from the council.  

When the appeal decision arrived we were extremely pleased that the Planning Inspector wholeheartedly agreed with the arguments we had put forward and considered that the proposal responded well to its context and would respect the character and appearance of the area.
