As the site lay beyond the settlement boundary of the village planning policy would normally only allow for a single replacement dwelling.  However RCC made the case that an exception should be made due to the lack of a five year housing land supply and the historical infill development that had taken place in this hamlet.  Even though there was strong local opposition the planning officer agreed with our arguments and recommended approval for the application, due to that local opposition the application did have to go to the planning committee with the local councillor 'calling the application in'.  RCC supported our client at the planning committee where councillors unanimously agreed to approve the application.
