The site was a main car dealer where the owner was looking to retire and needed to explore options to redevelop the site.  It was not a particularly large site but it was set on a very prominent corner, there was a culvert running under the front of the site and there were flood risk areas in very close proximity of the site.  The culvert required an 8 metre no build easement and as such this severely restricted the development options on the site.

In the end we managed to get some good sized residential units sets over three floors in order to maximise the floor space we could attain on site.  The council raised concern about the over development of the site but we ensured that, whilst some amendments were made, there was no reduction in the floorspace approved.
