RCC have been working on this proposal for sometime and we have now been advised that the application is to be approved under delegated powers subject to a Section 106 planning agreement being prepared and signed. We are therefore a huge step forward to the planning permission being issued.
Our client had previously worked with others on this project which included two pre-application enquiries being submitted to the council and receiving less than positive responses. There were numerous planning issues to address including; the principle of housing on an employment site, scale and design of the proposals, flood risk, ecology impacts and the lack of affordable housing.
RCC took the site on with the view that we felt all these matters could be addressed and overcome. We worked hard with the client and a wide range of consultants to present the best possible case. During the application process we had to make some minor amendments and provide more ecology details but this has now resulted in the council and their consultees having no objections and the planning officer agreeing to approve the scheme under delegated powers. Once the legal agreement is signed the permission will be formally issued.
