Our client had previously explored the option of a block of flats on the site but this had been refused by the council and a subsequent appeal was dismissed.  RCC strongly advised that a townhouse option would have a better chance of success but the proposal still had to carefully respond to the properties either side, an issue that had previously been raised by the council and the Planning Inspector at the time of the appeal.

Proposed front elevation

The height of the dwellings therefore had to carefully make the transition between the larger townhouses to one side and the modest cottage on the other side.

Proposed site layout

It is however still clear from the proposed layout that we have still managed to maximise the 'square footage' achieved on the site for our client.
