The owner of the site contacted RCC after their long term tenant advised they were leaving the site and there were concerns that a new tenant would not be found.  As such they wanted to explore the options to redevelop the site for housing.

There were a number of wide ranging planning issue effecting this site, including potential changes to local planning policy that could change how this proposal would be considered.  However at the same time there was an embargo on new housing unless nutrient neutrality could be achieved.  We therefore had to carefully consider the planning strategy for the site.

The result was an application in advance of the planning policy changes for four dwellings.  The number and type of dwellings proposed was led by the Wiltshire Council planning policies and those of the adopted Neighbourhood Plan.  There were some issues raised by the planners and these were either addressed or the case was made as to why changes weren't necessary.  The result was an approval under delegated powers.
