The building has had a large retail unit on the ground floor and a single very large residential unit on the two floors above the shop.  The building was located with prime retail frontage and in the conservation area so there were a number of issues raised by this proposal that included the loss of the retail use.  It is however clear from the photograph above that bringing this building into a viable use and improving its appearance could be presented as a positive outcome.  The extract below shows the proposed front elevation.

RCC put forward a robust case with regards to this proposal including making a strong case as to why the ground floor should not be retained for retail use and this was fully accepted by the council.  Some discussions were had over the proposed car parking arrangement to the rear of the property but with the architects help we quickly dealt with that issue.

Planning permission with no pre-commencement planning conditions was then received within the normal timescales.
