These office units had been successfully let for a number of years but slowly the applicant had failed to to get new tenants. A planning condition on the previous permission prevented the use of PDR and as such full planning permission was required. Whilst we had been successful a few years ago on the other part of the barn we still had to demonstrate to the council that residential use was the only practical proposition, as required by the local planning policy. This was done using marketing and viability reports and this, plus a robust planning statement, was sufficient for the council to approve the application.

Office to residential conversions
In 2013 the Government introduced new permitted development rights to allow office buildings to be converted to residential use. This was for an initial temporary period of 3 years but they subsequently made the new rights permanent in 2016.

RCC was brought on board by PKA Architects when they were approached by a developer proposing a mixed use development on a vacant site in Devizes town centre. The site accommodated a single storey clinic building and car park but historically there would have been a building on the main road frontage
