This was a long running issue where a replacement dwelling with garage had been built but they were not built in accordance with the approved drawings and the garage had also been built as a self-contained dwelling.  RCC had previously attained retrospective planning permission for the main part of the dwelling but local and national policies were not going to permit the retention of the garage as a self-contained unit.  Instead we had to prove that the garage had been built and used as a self-contained dwelling for over 4 years and as such was now 'lawful'.  

RCC presented a robust case that included sworn affidavits and once the council could see that they had no evidence to dispute the case put forward the certificate had to be granted.
