The owner of a property had bought extra land at the back of their house and changed the use to a garden without planning permission and then later started using part of the land for the keeping of miniature horses.  An enforcement complaint was received and RCC were instructed to resolve this situation which was causing considerable stress for our clients.  There was some dialogue with the council as to the best approach to take and the conclusion was that the matter would be dealt with partly by a certificate of lawfulness application (to prove that part of the site had been in use long enough to now be lawful) and partly by a retrospective planning application.  

This was a complicated and time consuming matter to deal with to ensure that the applications were as robustly presented as possible and it was great news when both applications were approved and our clients were able to carry on what they were doing with no further worries.
