We had worked with our client at their previous home and attained planning permission for her dog grooming business within a large timber shed in her garden.  She was now moving to a new house where the proposal was to convert the existing double garage for the grooming use.

Proposed new front elevation of the house

As can be seen above, the physical changes of inserting new windows and a door into the old garage doors were simple enough.  However the key issues raised by the proposal was the compatibility of the business use in a residential property, impact on neighbour amenity and parking provision for the house and the proposed business.  RCC therefore produced a very detailed planning statement addressing all these issues robustly whilst also drawing reference from her previous planning permission and other examples of businesses being permitted from homes.

The result was planning approval within the normal timescales.
