We had undertaken a number of agricultural to commercial conversions for our clients, some using Class R permitted development and some needing full planning permission. In this instance we had to use the full planning application route and our client was very keen to create a very bespoke conversion of this old workshop building to create a variety of small to medium units for a wide range of clients, including retail and a cafe.
The council raised concerns regarding the sustainability of the development proposals and extensive negotiations were required, including a resubmission of the application, to overcome that principle issue. RCC continued to work hard for our client with the help of a number of consultants and a modest contribution was required to improve a bus stop near the site, which then required a Section 106 Legal Agreement. That agreement has now finally been signed and the planning permission issued.
