RCC has been involved in numerous planning applications for replacement dwellings. With replacement dwellings planners are mainly considering the increase in size of the dwelling, its design, impact on the landscape and character of the area. In this instance our client had bought the bungalow shown in the photographs which also came with surrounding paddocks. The proposal was for a replacement two storey dwelling but with a contemporary design.

The initial design proposed by the client and their architect was always going to be a difficult scheme to gain support from locals and planners which turned out to be the case. RCC therefore suggested an alternative design route which the architect and client agreed with. The result was the scheme illustrated by the drawing extract and 3D images created.

The subsequent planning application was submitted by RCC and approved under delegated powers with no local objection and within the normal timescales. Ultimately our clients have achieved the floor space they required along with an attractive and contemporary designed house.
