The building was built as a piggery but for many years it had been used to keep greyhounds in as part of a training facility. The occupier was due to retire and the building owner needed to explore possible future options for the building. RCC were appointed to review the options and then prepare and submit a planning application for the change of use and modification of the building.
We set about putting together a strong case having regard to the local planning policy requirements and this included a structural report and a viability report to demonstrate that residential conversion was the only practical option. We were delighted when the council accepted our proposal as presented and issued the planning permission without any modification or further details being required.
This is a good example of why a thorough and robust case needs to be presented to the council to give you the best chance of success.
